6 months in business for PropOp…

 

It has been a very quick and eventful 6 months since we launched PropOp back on 7th June. Whilst each day and week felt like an eternity back then as we awaited our Letting Agent Registration being approved, every day since has felt the complete opposite with the days and weeks racing in.

It would be fair to say that we have both been overwhelmed with the support and positive feedback that we have received throughout the industry.  From family, friends, ex-colleagues to contractors, industry leading experts and of course our new clients – the response has been fantastic, and we are both truly grateful to all the kind comments and assistance offered to date.

The Service

Our focus for PropOp has always been on the back of our own experience in the industry and the service we wish to provide.  It is already very clear to us that by providing a very personal, flexible service and by providing one point of contact that this is very much a popular and yearned for type of service by the client – whether this being the landlord or the tenant. 

We have experienced a steady growth in portfolio size, with a clear note in uptake from clients previously with large established agents, whom have felt ‘lost within the system’.  We are ahead of where we expected to be at this stage and that is very encouraging. We will continue to work hard to provide a viable alternative option in the market.

 

Charity, partnerships and the road ahead

We are also very excited with our plans moving forward.  It has always been a passion of ours to use our company to do good and promote good causes.  As we announced shortly after our launch, we chose Alzheimer’s Scotland as our company charity for 2021 that we wished to support.  With that in mind our first campaign of significance recognised World Alzheimers Day which is held on 21st September every year.  We donated 50% of our management fee in October to the charity and it was also lovely to see some of our landlords also opting to donate too.  We were very pleased to raise a significant amount for Alzheimer’s Scotland.

 

In October we were also delighted to link up and form a partnership with Edinburgh Gossip Girls (EGG) and Hidden Edinburgh.  Both organisations do a fantastic job of showing off the great city of Edinburgh and supporting local and new businesses with their strong social media presence.  It is a pleasure to be in association with them.

PropOp Updates

Property Investment

The Edinburgh property market is still very much a sellers market, with buyer demand outweighing supply. With increased property prices and increased competition, it can be a very difficult market to navigate through.


Our most recent success story from our sourcing service saw an overseas client successfully purchase a property under home report value, and in an area in Edinburgh he had previously not considered.

Property Management

As we approach the end of 2021, it is worth all landlords ensuring that they are aware of new legislation that is due to become effective in the new year.

Smoke Alarms -

By February 2022 all homes must have an interlinked smoke alarm system.  All homes must have one smoke alarm in the most frequently used room, one in every circulation space on each landing and a heat alarm in the kitchen.

EPC -

All rental properties must have an EPC rating of D by 31st March 2022, if a change of tenancy is experienced.  All rental properties must be compliant to a D rating by 2025 regardless if there has been a continuation of lease.
